Plats

The subdivision of land is a major factor in the process of sound community growth and ultimately becomes a public responsibility in that roads and streets must be maintained and various public services customary to urban areas must be provided. The welfare of the entire community is thereby affected in many important respects. It is, therefore, to the interest of the public, the developer and the future owners that subdivisions be conceived, designed and developed in accordance with sound rules and proper minimum standards. It is the intent of these regulations to encourage the growth of the City of Gainesville in an orderly manner, and to provide attractive, well-planned, safe and healthful subdivisions with good streets and utilities, and building sites at a fair competitive price under regulations that will be uniform to all.

A plat is a survey of property that describes the dimensions and location of lot lines, streets, and easements. A plat also establishes the lot, block, and subdivision name used in real estate transactions. A plat is not the property survey required by mortgage companies when closing the sale of property. Plats must be prepared by a licensed land surveyor or engineer.

Fee Schedule

All plats submitted to the City of Gainesville shall include the owner’s dedication, surveyor’s certificate and certificate of administrative approval signature block for the city manager and city secretary of the City of Gainesville.

Three paper copies, 24” x 36”, and one flash drive or email pdf file of the plat are required for submission and signature.

Any plat with a variance must be reviewed by the Planning & Zoning Commission and approved by the City Council prior to being filed.  All other plats are administratively signed by the City Manager.
